Hartsville is a city of about 7,500 people in Darlington County, located in the Pee Dee region of South Carolina. The city has a stable, long-term population anchored by Sonoco Products Company, a global packaging manufacturer that was founded here in 1899 and still maintains its world headquarters in the city. The presence of Sonoco and Coker University, a private four-year college in downtown Hartsville, gives the city a more stable economic base than most small cities of its size in the region. Housing is predominantly single-family detached homes, with a mix of owner-occupied properties and rental units concentrated around the university. The neighborhoods closest to downtown feature older two-story homes alongside brick ranch houses, while areas farther from the center tend toward mid-century single-story construction on modest lots.
The natural landmark most Hartsville residents know well is Kalmia Gardens, a public botanical garden owned by Coker University that draws visitors from across the Pee Dee region. The city sits on flat, low-lying terrain with clay soils and an above-average annual rainfall of around 46 inches, making crawl space moisture a persistent challenge for many homeowners. A large share of Hartsville's housing stock - particularly homes built in the 1940s through 1970s - was constructed before vapor barriers and modern crawl space sealing practices were standard, and those properties are the ones most likely to benefit from insulation upgrades. The nearby city of Darlington to the south and Florence to the southwest share the same regional climate and housing conditions, and we serve all three areas.
